We delivered a high-precision Scan to BIM model for a commercial office in New York, enabling the client’s MEP and design teams to coordinate efficiently and begin renovation immediately.

Introduction

Integrated Projects commissioned us to capture and model the existing conditions of a commercial office for a SaaS company on West 21st Street.

The goal was to create an accurate as built BIM model from laser scans, forming the foundation for MEP, HVAC, and interior layout planning. The project required speed and precision, with a completion and delivery deadline of 2 working days.

Challenges

The office layout featured reflective glass, tight corridors, and fixed furniture, complicating scan coverage and accuracy.

Integrated Projects required a millimeter-accurate digital twin within 48 hours to support downstream coordination, leaving no margin for rescan or delay.

Solutions

We implemented a streamlined scan-to-BIM workflow using ReCap and Revit for direct modeling. All architectural elements were classified by function to optimize performance, maintaining ±5 mm accuracy across the model.

Deliverables included both the Revit file and realistic visualizations to assist the MEP and design teams in spatial planning.
